There are many pitfalls in owning an investment property. Why use Binkley Jr. Real Estate? The answer is simple: avoidance of these pitfalls. Experience goes a long way, and over the decades we’ve managed literally hundreds of buildings and written thousands of leases! It’s hard to come up with scenarios that we haven’t faced before, so when a situation does come up we’ll know how to deal with it and get things back on track quickly!
You can have the best property in the world, but if it’s not looked after carefully it can turn into a disaster for you. It all starts with properly screening prospective tenants and verifying that the information given at the time of application is accurate. We’ll obtain credit reports and background checks, perform income verifications, gather landlord references and much, much more. Once a tenant’s application has been approved, we’ll have them sign a one year lease. Many of our tenants end up staying with us for multiple years, and the reason is simple – they’re happy! Provide your tenants with a quality product at a fair price and take care of their problems quickly when they pop up, and you’ll have happy tenants. Once they’ve moved in, we don’t forget about them. We’ll stop in for a visit every six months to make sure the property is being taken care of properly and that there are no maintenance issues of which we’re not aware. This is a very important service that most other property managers don’t provide!
Please make sure you check out the testimonials from our tenants as well as our landlords about working with the office of Binkley Jr. Real Estate – you’ll like what you read!
Here are some other things we do to make sure you stay on the right path.
When something does go wrong at the property, 99% of the time we’ve got the right person to fix it at the right price. “Our contractors are the best,” states Mr. Binkley. “Some of them have been working with us for decades!” Timely repairs and getting it done right the first time keeps your tenants happy! All of our contractors are local folks from right here in Berks County, and when you use them as much as we do, they’re not shy about going the extra mile and making sure that all our jobs are done right the first time. We make sure that everything that should be done does get done.
When managing apartment buildings, we offer “bill paying” as part of our services. We’re not bill payers; we’re bill analyzers! Every bill that comes to this office (and that’s hundreds a month!) is personally scrutinized by human eyes, not by some computer that just spits out checks. When we get service or utility bills that don’t seem correct, we find out why. If your water and sewer bill seems out of line, we research what caused it. We’ll make sure to nip it in the bud and ensure the problem doesn’t go on repeating itself. Other companies charge additional fees to pay bills and don’t seem to notice high or unusual invoices – not us! We treat your investment property just like the ones we own ourselves! It’s all just a part of our service to you.
And don’t worry – if you want to be notified of any problem that comes up before money is spent repairing it, that’s not a problem. A well informed owner is a happy owner!
If you haven’t purchased a property yet, we can make that part a breeze too! Not all properties are created equal, and some are definitely better investments than others. We’ll take you out to see a few, and we’ll show you why one will make you more money and be cheaper to operate than another one that might seem “comparable”. We’ll determine if the numbers quoted for utility costs (electric, water and sewer, heating, etc.) are realistic. When you’ve been managing rental units for as long as we have, you know when the reported numbers are accurate or if something has been left out. Sure, you can buy an investment from any realtor, but why not take an investment property expert along? Mr. Binkley will be more than happy to guide you along the way; he’s been doing it for hundreds of customers right here in Berks County for the last 35 years.
You can call the Binkley Jr. office 9 hours a day, Monday – Friday between 8:00 a.m. and 5:00 p.m., and speak to a live person who’s there specifically to answer your question, solve your problem or give out specific information to those folks who are looking for a new home or apartment to rent. No automated answering systems here – just friendly, helpful people! Both you and your tenants will love this service!
We provide emergency service on nights and weekends so that when a problem does occur, it’s handled as quickly as possible.
