You can have the best property in the world, but if it’s not looked after carefully it can turn into a disaster for you. It all starts with properly screening prospective tenants and verifying that the information given at the time of application is accurate. We’ll obtain credit reports and background checks, perform income verifications, gather landlord references and much, much more. Once a tenant’s application has been approved, we’ll have them sign a one year lease. Many of our tenants end up staying with us for multiple years, and the reason is simple – they’re happy! Provide your tenants with a quality product at a fair price and take care of their problems quickly when they pop up, and you’ll have happy tenants. Once they’ve moved in, we don’t forget about them. We’ll stop in for a visit every six months to make sure the property is being taken care of properly and that there are no maintenance issues of which we’re not aware. When something does go wrong at the property, 99% of the time we’ve got the right person to fix it at the right price. “Our contractors are the best,” states Mr. Binkley. “Some of them have been working with us for decades!” Timely repairs and getting it done right the first time keeps your tenants happy! All of our contractors are local folks from right here in Berks County, and when you use them as much as we do, they’re not shy about going the extra mile and making sure that all our jobs are done right the first time. We make sure that everything that should be done does get done.
When managing apartment buildings, we offer “bill paying” as part of our services. We’re not bill payers; we’re bill analyzers! Every bill that comes to this office (and that’s hundreds a month!) is personally scrutinized by human eyes, not by some computer that just spits out checks. When we get service or utility bills that don’t seem correct, we find out why. If your water and sewer bill seems out of line, we research what caused it. We’ll make sure to nip it in the bud and ensure the problem doesn’t go on repeating itself. Other companies charge additional fees to pay bills and don’t seem to notice high or unusual invoices – not us! We treat your investment property just like the ones we own ourselves! It’s all just a part of our service to you.

We’ll determine if the numbers quoted for utility costs (electric, water and sewer, heating, etc.) are realistic.
