That company you just found on the internet may do a great job, and then again, they may not! If or when a problem arises, are they going to get the job done or just shrug their shoulders and stop returning your calls?
We’ll get you set up with a mortgage professional who will do the job right! Asking all the right questions in the first inning avoids problems down the line. Nothing is more frustrating than a mortgage lender who contacts you three days before closing to let you know your loan is not going to settlement. Worse yet, the lender should have known about the problem from the outset but was too lazy or inexperienced to do their job properly. Once you’re under the knife in an operating room, it’s too late to change surgeons! Let’s make sure we start with the right surgeon in the first place.
Once the right mortgage lender is selected, we’ll get you approved for a loan amount, and then the shopping starts. This is a fun time! You can search for your new home anywhere – our site, realtor.com, zillow, trulia… just to name a few. Once you find something that interests you, give Craig a call, and we’ll set up an appointment to view the home.
Craig has been a licensed realtor since 1985 and became a real estate broker a mere five years later. Not too many agents in Berks County can say that! From that time till now, he’s sold hundreds of homes! The more times you do something, the more you learn what to look for and, just as importantly, what to look out for. So while you’re loving the size of the living room, you may notice he’s checking out the interior of the fireplace. While you’re viewing the kitchen, he may be checking to see that those oak cabinets are indeed solid wood cabinets. While you’re admiring the draperies, he might be more concerned with the older windows that they’re concealing.
Craig firmly believes it never hurts you to know too much about a home. While you’re there, he’ll make sure to point out certain good things about the property that he wants to make sure you notice. Just as importantly, he may point out some bad things of which you need to be aware.
Once you’ve found the home you want to buy, we’ll make sure you understand the whole process and every step in it. We’ll thoroughly review the contract so that you’ll know what you’re signing. Craig remembers an experience from about 20 years ago, “I sat down at our kitchen table reviewing a sales contract with a client who was about 60 years old. After going over the whole contract she stated, ‘Mr. Binkley, I’ve sold several homes over the years, but this is the first time I truly understood what I was signing. Thank You!’” We love hearing comments like these!
Once the contract is signed, you’re not left on your own. We’ll stay in touch and walk you through each step along the way. Don’t worry – we’ll make sure that everything falls into place and that everything that is supposed to be being done IS being done. Once all the steps are completed, you’ll get the phone call, “So, are you ready to go to settlement?”
